Before You Begin Your Search:

  • Check your credit score and straighten out any errors that could affect you.
  • Determine a comfortable monthly budget for your new purchase, including down payment and monthly payment (include property taxes, insurance and HOA fees in your calculations)
  • Find a mortgage lender that meets your needs and get pre-approved. We are happy to provide recommendations of reputable local lenders who are the best in the industry.
  • Determine the towns and neighborhoods where you would like to focus your search.
  • Identify important features you need your new home to have. (ie. 2-car garage, walk to Metrolink, large backyard, Pool, etc.

Closing Costs to Expect:

  • Lender fees include charges for appraisal, credit report, loan processing, underwriting, and preparation
  • Government fees include deed recording and state & local mortgage taxes.
  • Escrow and interest fees include home-owner’s insurance, loan interest, real estate taxes, and (if applicable) private mortgage insurance.
  • Third-party fees include charges for insurance, title search, and inspections.
